The Marcus Corporation Completes Sale of Hotel Phillips in Kansas City, Mo.

Marcus Hotels & Resorts Names Gerald Rappaport General Manager of the Skirvin Hilton Hotel

The Marcus Corporation Announces Agreement to Sell the Hotel Phillips in Kansas City, Mo.
The Marcus Corporation (NYSE: MCS) today announced it has signed an agreement for the sale of the Hotel Phillips in Kansas City, Mo. to an affiliate of Chicago-based Arbor Lodging Partners, a national owner and manager of hotels that makes both debt and equity investments in hospitality properties. Terms of the transaction were not disclosed.
The Marcus Corporation has successfully owned and managed the 217-room Hotel Phillips for the past 14 years. Shortly after purchasing the historic hotel, the company completed an extensive renovation and added new guest amenities. A landmark in downtown Kansas City, the hotel also offers approximately 11,000 square feet of flexible meeting and pre-function space, a restaurant and a lounge.
“We consider this a highly strategic opportunity to acquire this beautiful historic hotel in Kansas City and to contribute to the future growth of the downtown area. The Hotel Phillips will be an excellent addition to our growing portfolio of many types of hotels nationwide,” said Vamsi Bonthala, chief executive officer of Arbor Lodging Partners. “As with other historic properties in our portfolio, we are planning a comprehensive renovation and the hotel will be managed by NVN Hotels, our hotel management affiliate.”

Laurie Hobbs Joins Marcus Hotels & Resorts as Vice President of Marketing

Marcus Hotels & Resorts and Skirvin Partners in Development Recieve Citation of Merit from Oklahoma Historical Society
Milwaukee, Wis., June 24, 2015. . . . . Marcus® Hotels & Resorts, a division of The Marcus Corporation (NYSE: MCS), and Skirvin Partners in Development, the owners of the Skirvin Hilton Hotel, today announced Skirvin Partners, LLC, the Oklahoma City Redevelopment Authority and the Center for Economic Development Law have been awarded a 2015 State Historic Preservation Officer’s Citation of Merit at Oklahoma’s 27th Annual Statewide Preservation Conference on June 4, 2015. Marcus Hotels & Resorts is the majority owner of Skirvin Partners and currently manages the Skirvin Hilton hotel.
The development group was recognized for the joint effort to establish the preservation easement for the protection of the historic AAA Four Diamond Skirvin Hilton Hotel in Oklahoma City, Okla. In 2004, Skirvin Partners LLC and the Oklahoma City Redevelopment Authority, with the assistance of the Center for Economic Development Law, executed the Redevelopment Agreement for the historic Skirvin Hotel. The agreement required donation of a preservation easement to ensure protection of the hotel’s architectural, historic and cultural features for the benefit of the people of Oklahoma City. On September 9, 2014, the mayor and city council accepted the donation of the preservation easement on the property, with a positive recommendation from the Historic Preservation Commission. It is the first preservation easement granted to the city and will ensure protection of this landmark hotel in perpetuity.

The restoration of this premier property was a complex undertaking from both a restoration and financial viewpoint. It is very rewarding to see that nearly eight years after the renovations were completed, the Skirvin continues to represent a piece of the city’s past and future and is carrying on its tradition as the premier hotel for residents and guests,” said Gregory S. Twenty-two citations were presented at the annual award program to individuals, organizations, agencies and firms that have made important contributions in the preservation of Oklahoma’s rich heritage. Marcus Hotels & Resorts to Manage New Capitol District Marriott in Omaha, Neb.
Second Marriott hotel in Nebraska managed by Marcus Hotels & Resorts Marcus® Hotels & Resorts, a division of The Marcus Corporation (NYSE: MCS), and MCS Capital LLC, today announced that Marcus Hotels & Resorts has been selected to manage the new Capitol District Marriott hotel currently under development in Omaha, Neb. The 14-story high-rise hotel is being developed by Shamrock Development, Inc. as the anchor for the Capitol District upscale urban destination dining and entertainment district, located in a prime redevelopment area in the city’s downtown. Marcus Hotels & Resorts will be a minority investor in the project and has provided pre-development and design programming for the project, and will provide technical consulting and pre-opening services during the construction phase. MCS Capital is The Marcus Corporation’s hotel investment subsidiary.
Located at Capitol Avenue and 10th Street, the 333-room full-service hotel will also have 20,000 square feet of flexible meeting space, including an 11,000 square-foot ballroom. The new ballroom will be the largest among the downtown Omaha hotels. Other features include a full-service restaurant, two bars, Starbucks® store in the lobby, extra-large fitness center, a rooftop outdoor swimming pool and a parking garage. Construction is underway, with completion anticipated in spring of 2017.

A number of factors came together to make the Capitol District Marriott an excellent opportunity for Marcus Hotels. We are also the majority owner and manager of The Cornhusker, a Marriott Hotel, in Lincoln, giving us a solid presence in Nebraska’s two largest cities,” said Joseph Khairallah, chief operating officer of Marcus Hotels & Resorts. “We look forward to bringing our more than 50 years of hotel expertise to the new Capitol District Marriott and to making it the premier hotel in downtown Omaha.”
Khairallah noted that the company is already familiar with Omaha. “The Marcus Corporation’s movie theatre division, Marcus Theatres®, entered the Omaha market in 2008 with the acquisition of Douglas Theatres and currently operates three Omaha movie theatres. We are investing in Omaha because it’s a great market that builds on our Midwestern roots. We are excited about expanding our presence in Omaha and being part of this very special project that will create an even more vibrant downtown.”

Moylan, president of Shamrock Development, said, “We selected Marcus Hotels because of their extensive management expertise, but also because of the company’s knowledge of the Nebraska market and strong relationship with Marriott. In addition to the new hotel, plans for the $205 million Capitol District include 225 residential apartments, 140,000 square feet of Class A office space, and 90,000 square feet of high-end retail space for restaurants, shops and entertainment, all located around a master planned plaza. The project is located across the street from the CenturyLink Arena & Convention Center and TD Ameritrade Park, home of the NCAA College World Series. The Capitol District Marriott is part of the first phase of the project, however Shamrock expects the entire Capitol District to come on line at the same time in the spring of 2017.
