Sheraton Madison Hotel Accepted into Sustain Dane’s 2013 MPower Business ChaMpion Program

Milwaukee, Wis., December 27, 2012. . . . .Marcus® Hotels & Resorts, a division of The Marcus Corporation (NYSE: MCS), today announced the Sheraton Madison Hotel, located in Madison, Wis., has been accepted into Sustain Dane’s 2013 MPower Business ChaMpion Program. The one-year program, administered by Sustain Dane, a local non-profit organization committed to creating energy saving solutions for home, school, business and municipalities in Dane County, ensures businesses are going green effectively and efficiently. The Sheraton Madison Hotel is managed by Marcus Hotels & Resorts.

“It is an honor to be selected into the MPower Business ChaMpion Program. This acceptance signifies our strength in green lodging and meetings, and our commitment to our guests and the community. Our brand, company and associates have a great appreciation for our planet, its future and protecting it for generations to come. In choosing to stay at our hotel, our guests will be fully comforted by the fact that the Sheraton Madison is going above and beyond in its efforts to be completely sustainable,” said Brian Johnson, general manager of the Sheraton Madison.

As part of the MPower program, the Sheraton Madison will join a community of like-minded businesses dedicated to reducing their energy, water and transportation consumption. The hotel will establish sustainability goals and develop an MPower Team, attend routine meetings with Sustain Dane staff and participate in regular lunch and learn meetings, select at least five projects for implementation by March 2014 and meet with program representatives. The hotel will share its results and successes, as well as the sustainable impact made on its business and guests, at the end of the program.

“Sustain Dane’s MPower Business ChaMpion Program provides businesses with the proper tools for successful sustainability,” said Jessie Learner, director of sustainable business for Sustain Dane. “Our approach centers on one-on-one support, measurement, local and national resources, transparency and accountability. This program brings together businesses that are excited to learn from one another and understand that sustainability needs to be included in their strategic plans to remain competitive.”

Completion of the one year program will also help the Sheraton Madison meet Starwood Hotels & Resorts Worldwide “30/20 by 20” initiative to reduce energy usage by 30 percent and water usage by 20 percent, by 2020. This overarching goal, along with the hotel’s Energy/Resource Conservation and MPower teams, are expected to lead to a significant increase in energy savings.

In the past six months, the hotel has embarked on multiple sustainability initiatives.

“This summer, we replaced all guest hallway lights with compact florescent lights and started converting all guest room sinks with low flow aerators, resulting in a large reduction in water usage. In addition, we are working with several vendors to retrofit all of our exterior lighting to be more energy efficient,” said Andrew Myer, chief engineer and leader of the Sheraton Madison’s Energy/Resource Conservation and MPower team.

“In addition to making our own physical modifications, we are turning to our energy-conscious guests to help us reach our goals. This fall, we entered into phase two of the Sheraton ‘Make a Green Choice’ program. This program gives guests staying two nights the option to receive points or a discount by making a choice to forgo having their room cleaned during their stay. Our goal is to have 50 to 60 percent of eligible guests (two nights or more) take part in this important program,” said Myer.

Myer added that several other projects are currently underway, including plans to save energy for the hotel’s in-house laundry service and a proposal to equip all meeting spaces with LED light bulbs. Should they pass, energy savings associated with both of these projects would be significant, further cementing the Sheraton Madison’s presence as one of the most sustainable hotels in the area.

The hotel’s status as an MPower Partner, along with recent renovations to common areas and guest rooms, make the Sheraton Madison the ideal place to hold a meeting or event. With over 17,000 square-feet of meeting space, and located near the Monona Terrace, Alliant Energy Center and Dane County Airport, the hotel is a convenient location for energy-conscious business and leisure travelers alike. Marcus Hotels & Resorts Expands Successful Artist-in-Residence Program

Milwaukee, Wis., October 10, 2012. . . . .Marcus® Hotels & Resorts, a division of The Marcus Corporation (NYSE: MCS), is proud to announce the expansion of its successful Artist-in-Residence program to other properties in its portfolio.  The program, originally introduced at The Pfister® Hotel in Milwaukee, Wis., has been expanded to the company’s Hotel Phillips in Kansas City, Mo. and the Skirvin Hilton in Oklahoma City, Okla.

The Artist-in-Residence program was launched in 2009 at The Pfister Hotel to support the work of talented artists and to generate awareness of the arts community in Milwaukee.  The Pfister Hotel, acclaimed for housing the largest Victorian art collection of its kind in any U.S. hotel, developed the program to establish itself as a destination hotel for art connoisseurs by offering guests the opportunity to view artwork being created in real time by talented artists.

The excellent guest response to the program at The Pfister led to expanding the program to two other company-owned historic properties this year.  The programs at The Pfister and Skirvin Hilton feature a working art studio and gallery open to hotel guests and visitors.  At the Hotel Phillips, the featured artist roams the hotel with sketch pad in hand to capture events and daily activities to share with visitors and residents alike.  Guests can interact with the selected artists at each property and witness the evolution of their pieces firsthand.  Each year, a new artist is selected from a variety of applicants.  The selected artist works in the hotel for a full year creating artwork for guests to enjoy and purchase.

“The Marcus Corporation has always been a strong supporter of the arts community and arts organizations such as the United Performing Arts Fund (UPAF) in Southeastern Wisconsin, th Creative Alliance Milwaukee, the international Alliance of Artists Communities, the Paseo Arts Association and others.  We are very proud that our Artist-in-Residence program has become known both locally and nationally,” said Gregory S. Marcus, president and chief executive officer of The Marcus Corporation.  “Our guests have the opportunity to interact with the artists and learn about different art styles, techniques and philosophies.  Our artists in residence have the opportunity to showcase their talents and further develop their careers.  The program is a win-win for everyone involved.”

The Artist-in-Residence program at The Pfister has received national attention and recently received a “Social Hotel Award” from HOTELS Magazine, a leading hotel industry publication in the category of “Best Integrated Digital Campaign.”  Last year, the hotel received more than 3,500 votes for the finalists through combined digital and traditional methods, more than 10,000 visits to the program’s Facebook voting tab and more than 1,600 referrals from The Pfister Hotel website.

“We are extremely proud of the success of our Artist-in-Residence program.  From our first opening in April 2009 during Milwaukee’s Gallery Night, the program has continued to gain local and national support,” said Joe Kurth, general manager of The Pfister Hotel.  “It is a wonderful feeling to see the program extend to several of our other properties and it will be exciting to watch the program continue to flourish in other markets.”

Previous artists at The Pfister include Reginald Baylor, Shelby Keefe, Katie Musolff and, most recently, Timothy Westbrook.  Trey Bryan was the first artist to be selected as part of the program at the Hotel Phillips in June and Romy Owens was recently selected as the first artist in residence at the Skirvin Hilton hotel.

The 372-room hotel includes 20,000 square feet of meeting space, restaurant, lounge, business center, fitness center, gift shop, outdoor pool and 338 parking spaces.

The joint venture’s total investment in the property is approximately $57 million, including an approximately $14 million renovation of guestrooms and public spaces, which is anticipated to be completed in early 2014.  The property was acquired from an affiliate of DiamondRock Hospitality Company.

Located approximately 15 miles from downtown Atlanta, the property is situated in Atlanta’s second-largest office sub-market, with over 22 million square feet of space.  The hotel is located on a 6.25 acre site at the highly visible intersection of I-285 and GA 400 and within the Concourse Corporate Center. The Concourse Corporate Center is a 63-acre, mixed-use complex featuring 2.1 million square feet of Class A office space, the 80,000-square-foot Concourse Athletic Club, restaurants, retail shops and services.  Other demand generators in the area include seven Fortune 1000 headquarters, the state’s second largest shopping mall, and a large medical community including three major hospitals.  Opened in 1986, the property has been branded as a Westin since 1996.  The hotel will be managed by Marcus Hotels & Resorts, which also has an approximately 11% indirect interest in the joint venture. CWI’s interest in the joint venture is approximately 57%, while Arden Group has an approximately 32% indirect interest in the venture.

Commenting on the investment, Michael Medzigian, Chief Executive Officer of CWI, said, “We are pleased to be entering into this transaction with Arden Group and Marcus Hotels for this leading upscale, full-service hotel.  Working with these partners, we were able to develop a capital structure that will provide a solid financial platform for the property, as well as the necessary funding for renovations that will position the property as the highest quality asset in the north Atlanta market.  This investment is consistent with our strategy of sourcing and investing in opportunities for value creation.  The combination of the planned renovation program, the installation of Marcus Hotels & Resorts as the property manager, and the strategic asset management oversight of CWI and Arden Group will allow us to achieve our operational goals as well as enhance appreciation of the asset over time.” CWI’s total investment is approximately $33 million, including investment-related costs and its $20 million allocable share of debt.

“The Atlanta market is projecting continued growth for white-collar jobs, and that was an important factor for us,” said Craig A. Marcus Hotels & Resorts to Acquire the Cornhusker Hotel and Office Plaza in Lincoln, Neb.

Expands portfolio of leading downtown Midwestern hotels

Milwaukee, Wis., September 11, 2012. . . . .Marcus® Hotels & Resorts, a division of The Marcus Corporation (NYSE: MCS) and its affiliate, MCS Capital LLC, today announced an agreement, subject to the satisfaction of certain standard and customary conditions to closing, to purchase the Cornhusker Hotel and Office Plaza in Lincoln, Neb.  Marcus Hotels will be the majority owner of a joint venture with a fund affiliate of LEM Capital of Philadelphia. The Cornhusker Hotel acquisition is the first transaction sourced by MCS Capital, The Marcus Corporation’s new hotel investment business. Marcus Hotels & Resorts assumed management of the property as of September 6.  Terms of the transaction were not disclosed.

The Cornhusker Hotel, a Nebraska landmark, is a 297-room, full-service hotel with 45,600 square feet of meeting space located in downtown Lincoln. Upon completion of the transaction, Marcus Hotels plans to begin a multi-million dollar renovation and affiliate the property with Marriott International, Inc. as the Cornhusker Marriott Hotel.  The Cornhusker Office Plaza is a seven-story building with a total of 85,592 square feet of net leasable office space that is nearly 90% occupied. The office building is connected to the hotel by a four-story atrium that will be used for local events and exhibits, and will feature the work of local artists.

“We are excited about this opportunity because the project will leverage Marcus Hotels’ 50 years of experience in restoring landmark hotels and will be an excellent fit for our portfolio.  We believe we can make this distinctive hotel an even greater asset to the community and return the property to its former position as the social center of Lincoln,” said Gregory S. Marcus, president and chief executive officer of The Marcus Corporation.  “The Cornhusker Hotel renovation is similar to several other premier downtown hotel restorations we have successfully completed, including The Pfister Hotel in Milwaukee, Wis., the Skirvin Hilton in Oklahoma City, Okla. and the Hotel Phillips in Kansas City, Mo.”

“The purchase of the Cornhusker Hotel also aligns well geographically for us. We have been a part of the Lincoln community since 2008, when our movie theatre division, Marcus Theatres®, entered the market through the acquisition of Douglas Theatres.  We  are pleased to be expanding our presence in Lincoln and look forward to improving and repositioning the Cornhusker Hotel as the first choice for business and leisure travelers,” said Marcus.

Marcus said the company plans to renovate the hotel lobby, all guest rooms and suites, meeting space, restaurant and bars.  The company, known for its exciting food and beverage operations, will also bring to the hotel and the city of Lincoln its successful restaurant and bar concept, Miller Time Pub & Grill, developed in association with world class brewer MillerCoors. The Miller Time Pub & Grill concept focuses on the history of brewing beer in America, while serving as a lively neighborhood social spot.  The menu consists of more than 20 types of specialty crafted burgers and beers, in addition to other quality beer-inspired menu options such as salads, soups, wings and hearty entrees such as crab cakes and steaks.

“Residents and guests alike will enjoy the Miller Time Pub & Grill, with its extensive selection of Miller beer, happy hours and high-quality food, all in a warm and comfortable atmosphere.  The restaurant will feature authentic Miller artifacts, separate bar and dining areas, a retail shop and other signature design elements.  In addition to bringing the Miller Time Pub & Grill to the hotel, our focus will be on improving the total guest experience, from the hotel quality, service and amenities, to the banquet and catering operations,” said Marcus.

The company also today announced Charles Harper will be the Cornhusker Hotel’s general manager responsible for overseeing hotel operations and management.  Harper has extensive experience in the hospitality industry, previously serving as general manager of Marcus Hotels’ Sheraton Clayton Plaza Hotel in St. Louis, Mo.  Prior to joining Marcus Hotels & Resorts in 2008, he held various positions with Ritz-Carlton hotels, including general manager of The Ritz-Carlton, St. Louis, and positions focused on sales and marketing at the Ritz-Carlton, Laguna Niguel in Dana Point, Calif. and The Ritz-Carlton, Aspen in Aspen, Colo.  Harper graduated from the University of Wisconsin – Stout in Menomonie, Wis. with a bachelor’s degree in hotel and restaurant management.

The Cornhusker Hotel is centrally located in downtown Lincoln, close to the State Capitol, the University of Nebraska and Pershing Center.  Features include a restaurant, coffee shop/café, bar/lounge, indoor pool, fitness center, business center, wireless access throughout, meeting rooms, convention center and a 10,500 square foot ballroom. Parking for 400 cars is available in a city-owned garage adjacent and connected to the hotel and office building.

The Cornhusker Hotel was developed by Castle & Cook in 1983 on the site of the original Cornhusker Hotel.  The property has had several owners and managers over the years. Most recently, MCS Capital and LEM, a lender to the previous owner of the hotel, worked through an ownership restructuring process to obtain ownership of the property, plan its renovation and acquire the Marriott franchise.

“This acquisition is a significant step forward in our strategy to grow our hotel business by acquiring additional properties as an investment fund sponsor, joint venture partner or sole investor,” said William H. Reynolds, Jr., senior managing director of MCS Capital. “This is exactly the type of major hotel renovation and enhancement project that we excel at and I am especially pleased to bring The Marcus Corporation and Marriott together for the first time.  We are actively seeking additional opportunities to acquire hotels through a variety of different ownership structures where we can add value and improve performance.”

“Along with their strength in the Midwest, the ability of MCS Capital and the Marcus Hotels development team to structure the financing and business plan for the hotel and office building and to attract Marriott made the company a great financial and business partner for us,” said Jay Eisner, a founding partner of LEM.

The transaction is expected to close in the next several weeks, assuming all closing conditions are satisfied.

Marcus Hotels & Resorts Completes Renovation of Lobby Lounge at the Historic Hilton Milwaukee

Milwaukee, Wis., August 10, 2012…..Marcus®Hotels & Resorts, a division of The Marcus Corporation(NYSE: MCS), today announced that extensive renovations of the lobby lounge in the historic, AAA Four Diamond Hilton Milwaukee in Milwaukee, Wis. have been completed.  The company restored the hotel’s lobby lounge, which once housed one of the longest bars in Wisconsin – an ornate, 82-foot-long serpentine bar – to be reminiscent of the classic, old-school lobby cocktail lounge. Now open, the new Monarch Lounge, with its art deco-style bar design is spacious, welcoming and a place to connect socially within the community.

In addition to the art deco lounge, the renovation covers 3,800 square feet and includes spacious seating areas, workstations and a media center. A stone and metal fireplace was added to the south wall, while an interactive media work area anchors the north end with touch-screens, iPads®, a magazine stand and printer. The Monarch Lounge provides guests with comfortable seating for work or relaxation, with furnishings that reflect the hotel’s elegant history.

“The renovation and expansion of the lobby offers our guests additional space to work, relax and congregate,” said Steve Magnuson, Hilton Milwaukee’s vice president and general manager. “We hope visitors enjoy the many upgrades we’ve added, and that they find the new lobby area a comfortable and inviting place to spend their time.”

Featuring live jazz piano music in the evenings, the lounge offers a global wine list and bar-style menu featuring creative small plates of Mediterranean and classic American selections, paired with signature cocktails.

The culinary staff is working closely with local farmers and artisan food purveyors to put a local twist on internationally inspired flavors. “From calamari with basil dipping sauce and prosciutto bruschetta to chicken pot stickers and shaved tuna crudo, the Monarch Lounge offers plates to please every taste,” said Chef Robert Fedorko, market executive chef for Marcus Hotels & Resorts of Milwaukee. “The extensive drink menu features signature cocktails and seasonal drink specialties to please a variety of palates.”

As part of the renovation, several large windows on the east side of the building, which were covered for decades, have been opened to overlook 5th Street and offer a unique view of Wisconsin Avenue and downtown. Openings have also been created to overlook the upper and lower lobbies. Design elements of the renovated lounge include rich wood architecture, comfortable leather furniture, new floor covering and fixtures to reflect the hotel’s original 1920s style.

The Monarch Room transformation marks one of the final phases in a multi-million dollar renovation of the hotel’s guestrooms, lobby area, public spaces, fitness center and more. The elegant hotel has been extensively restored to reflect its original grandeur and renovated to incorporate modern technology to accommodate guests’ present-day needs.

Built in 1927, the Hilton Milwaukee is a classic art deco hotel with rich furnishings and distinctive architecture. Originally named The Schroeder Hotel, today the Hilton Milwaukee is recognized as the city’s largest hotel with a tradition of excellence spanning nearly 85 years. The gracious style of the hotel is reflected in the impeccable service and attention to every detail provided by a tenured team of hospitality professionals.
